house Porto Cristo

This charming natural-stone finca is situated between Porto Cristo and Son Macia and stands on a plot of approx. 14,000 sqm with wonderful sea views.

Distributed over the ground floor is an open kitchen with adjoining dining room, a living/TV room, 3 double bedrooms, each with en-suite bathroom, and a suite with its own living/dining area, bedroom and bathroom.
On the upper level are a further 4 double bedrooms, all with en-suite bathrooms. All bedrooms are all equipped with high-quality box-spring beds, fitted wardrobes and SAT-TV. The house also has a partial cellar, providing ample storage space and access to the pool technology.

Power is supplied by a self-sufficient solar system with a backup generator, gas central heating is fitted, and the water comes from a private, approved well.

In the external area is a pool of 10 x 5 metres, diverse terraces where sunny and shady areas can be enjoyed all day long, a pleasant chill-out area and a wonderfully landscaped garden with lawns, palm trees and orange trees fitted with an automatic irrigation system.

The beaches of Cala Anguila and Cala Mandia are close by, Porto Cristo with its harbour, numerous restaurants and small beach is only 6 km away, and further shopping facilities are available in Manacor. Five golf courses (Val d'Or, Pula, Son Servera, Capdepera and Canyamel) are within 15-25 minutes by car, and Palma airport can be reached in around 45 minutes.

This versatile house would be ideal for use as a home for a large family, or for a family with a lot of friends and regular visitors. The property offers many possibilities in this case as it could be used for one large group, or distributed in such a way that every occupant or small group can enjoy their personal privacy.

It is also in possession of a touristic rental licence and has been used for this purpose since 2013. The average utilisation level (apart from during the Corona seasons 2020/21) is 30 months with satisfied repeat guests made up of classic summer holidaymakers, golf, yoga and seminar groups. For this purpose there is a lovely, separate yoga and seminar room and a sauna with adjacent massage room at the service of the guests.
It is also regularly rented every year for weddings.

The current owners of the finca are still very active but wish to act with foresight and see their property in the hands of younger successors in the short or medium term. For this reason, apart from an immediate sale to owner-occupiers or for touristic rentals (naturally with a transfer of the existing bookings for the current season if required), a further option is available. This could be a 'sale and lease-back' agreement - purchase of the property linked to a rental contract of 3 -5 years with the sellers, promising attractive returns for the new owners. The purchasers would then have the possibility to become involved themselves in the mid-term or at the end of the lease period, or if preferred could extend the rental period at the end, whilst seeking a new tenant.

Location & surrounding area:

Porto Cristo on the east coast is a village that grew slowly also known as the harbour of Manacor. In summer it is very lively and in winter it becomes a small fishing village again. The area is known for numerous caves that formerly played an important role as protection from pirate attacks and today are one of the tourist attractions of the island.

Good restaurants that mainly offer seafood dishes and tapas are found around the harbour. Here you can rent boats o just stroll along the pier. The sandy beaches of Cala Mandia, Cala Malgrana and Cala Anguila are just a few minutes away and offer protected bathing in the azure Mediterranean Sea.
