Beautiful finca requiring restoration close to Ciutadella, the old harbour, and the Calas d'en Busquets and Sa Farola

This finca combines the benefits of untouched surroundings with proximity to the town, and would be ideal both for a family with children to live all year round or as a holiday home. It is situated only a few minutes from the old harbour of Ciutadella, Calas d'en Busquets and Sa Farola.

Its gate opens to an almost 6.500 sqm plot of land providing ample parking space. Immediately upon entering there is a feeling of being returned to the Menorcan past, with dry-stone walls and wonderful vegetation including yuccas, olive trees, cactus, bougainvillea, rosemary, bamboo and Macchia, all creating a permanent holiday feeling.

Mostly built on one level the property consists of the main house, a separate smaller house and barns and sheds which could be converted. The total constructed area is almost 600 sqm.

An old water reservoir has been converted into a swimming pool, and there is a dry-stone cellar, a functioning well and mains electricity.

The property is offered for sale together with a 2nd, separate plot of land which can be constructed in the near future.

Distributed over the living space in the main house is an entrance area/office, a living room with fireplace and lovely vaulted ceiling, an open kitchen with dining area, a laundry room and a complete bathroom. On the first floor is a large, bright room with French windows and a charming double bedroom.
The smaller house has been converted into a studio with kitchen, bathroom and bedroom.

The double bedrooms are currently located in the old stables or barns, but it would be possible to create a further 7 rooms with bathrooms.

This exceptional finca could also become a small country hotel - a great reason for a visit in the near future!

Location & surrounding area:

Ciudadela (in Spanish) and Ciutadella (in Menorcan) counts as the historical capital and is situated on the west coast of Menorca.

Its origins go much further back than the Roman reign over Menorca (123 AD) and up until 1722 it was the capital of the island.

The harbour of Ciutadella is one of the most emblematic places in the town and has numerous terraces where typical Menorcan dishes, together with the wonderful surroundings, can be enjoyed next to the sea on summer evenings.

The centre of the old town is the Plaza d'Es Born where the town hall, the theatre of Es Born and a number of neo-Gothic town palaces are situated. The square is dominated by an obelisk which commemerates the attack of a Turkish fleet in 1558. From the square, narrow winding alleys of middle-age origin lead out and allow this beautiful town to be explored by foot. These alleys are reserved for pedestrians only.

The bishop's seat of Menorca is situated in Ciutadella where some of the most important religious buildings can be found, but even amongst all these the cathedral of Menorca stands out. It is the most important Gothic building existing in Menorca and was built upon an old mosque of which the minaret still exists and forms the basis for the present bell tower.

It is also impossible not to mention the fiesta of 'San Juan' when, every year on the 23rd and 24th june, the town of Ciutadella fills up with people from every walk of life, who come to celebrate this deep-rooted, traditional custom when the horses are the main characters. This tradition dates back to the middle ages.

All these factors make Ciutadella a place which must be seen.
